Housing starts will nearly double and home prices will begin to rise in 2013, with prices increasing significantly in 2014.

Those rosy predictions come from a new semi-annual survey of 38 of the nation?s leading real estate economists and analysts by the Urban Land Institute?s Center for Capital Markets and Real Estate. The economists foresee broad improvements for the nation?s economy, real estate capital markets, real estate fundamentals and the housing industry through 2014, including:

  • The national average home price is expected to stop declining this year, and then rise by 2 percent in 2013 and by 3.5 percent in 2014.
  • Vacancy rates are expected to drop in a range of between 1.2 and 3.7 percentage points for office, retail, and industrial properties and remain stable at low levels for apartments; while hotel occupancy rates will likely rise;
  • Rents are expected to increase for all property types, with 2012 increases ranging from 0.8 percent for retail up to 5.0 percent for apartments;

These strong projections are based on a promising outlook for the overall economy. The survey results show the real gross domestic product (GDP) is expected to rise steadily from 2.5 percent this year to 3 percent in 2013 to 3.2 percent by 2014; the nation?s unemployment rate is expected to fall to 8.0 percent in 2012, 7.5 percent in 2013, and 6.9 percent by 2014; and the number of jobs created is expected to rise from and expected 2 million in 2012 to 2.5 million in 2013 to 2.75 million in 2014.

The improving economy, however, will likely lead to higher inflation and interest rates, which will raise the cost of borrowing for consumers and investors. For 2012, 2013 and 2014, inflation as measured by the Consumer Price Index (CPI) is expected to be 2.4 percent, 2.8 percent and 3.0 percent, respectively; and ten-year treasury rates will rise along with inflation, with a rate of 2.4 percent projected for 2012, 3.1 percent for 2013, and 3.8 percent for 2014.

The survey, conducted during late February and early March, is a consensus view and reflects the median forecast for 26 economic indicators, including property transaction volumes and issuance of commercial mortgage-backed securities; property investment returns, vacancy rates and rents for several property sectors; and housing starts and home prices. Comparisons are made on a year-by-year basis from 2009, when the nation was in the throes of recession, through 2014.

While the ULI Real Estate Consensus Forecast suggests that economic growth will be steady rather than sporadic, it must be viewed within the context of numerous risk factors such as the continuing impact of Europe?s debt crisis; the impact of the upcoming presidential election in the U.S. and major elections overseas; and the complexities of tighter financial regulations in the U.S. and abroad, said ULI Chief Executive Officer Patrick L. Phillips. ?While geopolitical and global economic events could change the forecast going forward, what we see in this survey is confidence that the U.S. real estate economy has weathered the brunt of the recent financial storm and is poised for significant improvement over the next three years. These results hold much promise for the real estate industry.?

A slight cooling trend in the apartment sector - the investors? darling for the past two years - is seen in the survey results, with other property types projected to gain momentum over the next two years. By property type, total returns for institutional quality assets in 2012 are expected to be strongest for apartments, at 12.1 percent; followed by industrial, at 11.5 percent; office, at 10.8 percent; and retail, at 10 percent. By 2014, however, returns are expected to be strongest for office, at 10 percent, and industrial, at 10 percent; followed by apartments at 8.8 percent and retail at 8.5 percent.

The forecast predicts a modest increase in vacancy rates, from 5 percent this year to 5.1 percent in 2013 to 5.3 percent in 2014; and a decrease in rental growth rates, with rents expected to grow by 5 percent this year, and then moderate to a growth rate of 4.0 percent for 2013 and 3.8 percent by 2014. This may be indicative of supply catching up with demand.

For the housing industry, the survey results suggest that 2012 could mark the beginning of a turnaround - albeit a slow one. Single-family housing starts, which have been near record lows over the past three years, are projected to reach 500,000 in 2012, 660,000 in 2013, and 800,000 in 2014. The overhang of foreclosed properties in markets hit hardest by the housing collapse will continue to affect the housing recovery in those markets. However, in general, improved job prospects and strengthening consumer confidence will likely bring buyers back to the housing market.

Kirkcaldie & Stains rejects offer for unprofitable retail business ...

Kirkcaldie & Stains has ended discussions with a potential buyer of its unprofitable retail business, saying the parties have ?substantially different? views on the unit?s value.

The Wellington-based company said it won?t hold any further discussions with J C Capital, which was arranging an offer to buy the retailer?s flagship department store. The offer emerged last year.

?At this stage the board has a substantially different view on the value of the retail business from that of J C Capital,? chairman Falcon Clouston said in a statement. ?The board is not proposing any further discussions at this stage.?

The retail unit has been unprofitable for the past two years, and made a loss of $465,000 in the 12 months ended Aug. 31. The group posted a loss of $56,000 in the year as the property unit offset those losses.

As well as its flagship store on Lambton Quay, Kirkcaldie?s owns the Harbour City Centre, a historic six-floor retail and office building next door, which is currently being earthquake strengthened.

The shares last traded at $2.75 apiece, valuing the company at $28.2 million.

(AP) ? Passengers aboard an early morning flight bound from New York to Las Vegas first noticed something wrong when the plane's top pilot came out of the cockpit, didn't close the door and tried to force his way into an occupied bathroom.

The JetBlue captain's co-workers tried to calm him as he became more jittery, coaxing him to the back of the plane while making sure ? above all ? that he didn't get back near the plane's controls.

Then, he sprinted up the cabin's aisle ? ranting about a bomb, screaming "They're going to take us down!" and urging confused passengers to pray.

"Nobody knew what to do because he is the captain of the plane," said Don Davis, the owner of a Ronkonkoma, N.Y.-based wireless broadband manufacturer who was traveling to Sin City for a security industry conference.

"You're not just going to jump up and attack the captain," Davis said.

But four men did tackle the pilot, pinning him to the floor for more than 20 minutes while the co-pilot and an off-duty pilot who was aboard landed the plane in Amarillo, Texas.

"Clearly, he had an emotional or mental type of breakdown," said Tony Antolino, a security executive who sat in the 10th row of the plane and tackled the pilot when he tried to re-enter the cockpit.

"He became almost delusional," Antolino said after arriving in Las Vegas from Rick Husband Amarillo International Airport some six hours after schedule.

Josh Redick, who was sitting near the middle of the plane, said the captain seemed "irate" and was "spouting off about Afghanistan and souls and al-Qaida."

The airline described the incident as a "medical situation" involving the captain of JetBlue Airways Flight 191 from New York's John F. Kennedy International Airport. Airline officials said he was taken to a hospital.

"It was a scary situation," said Charlie Restivo, an employee of Davis' who traveled with him and sat in the plane's fourth row.

"It was like a movie, it really was," he said. "It just didn't look real."

The outburst came weeks after an American Airlines flight attendant was taken off a plane for rambling about 9/11 and her fears the plane would crash. An aviation expert could recall only two or three cases in 40 years where a pilot had become mentally incapacitated during a flight.

Gabriel Schonzeit, who was sitting in the third row, said the captain said there could be a bomb onboard the flight.

"He started screaming about al-Qaida and possibly a bomb on the plane and Iraq and Iran and about how we were all going down," Schonzeit told the Amarillo Globe-News.

"A group of us just jumped up instinctually and grabbed him and put him to the ground," Antolino said.

The Federal Aviation Administration said the co-pilot had locked the cockpit.

An off-duty airline captain who was a passenger on the flight entered the flight deck and took over the duties of the ill captain before landing in Amarillo, the airline said in a statement.

Shane Helton, 39, of Quinlan, Okla., said he saw emergency and security personnel coming on and off the plane as it sat on the tarmac in Amarillo.

"They pulled one guy out on a stretcher and put him in an ambulance," said Helton, who went to the airport with his fianc?e to see one of her sons off as he joined the Navy.

Authorities interviewed each of the passengers once they had landed and left the plane, said 22-year-old passenger Grant Heppes, of New York City.

"I had no idea it was an employee until it really started happening," Heppes said. "I just assumed it was a passenger who flipped out."

The FBI was coordinating an investigation with the airport police, Amarillo police, the FAA and the Transportation Safety Administration, said agency spokeswoman Lydia Maese in Dallas. She declined to comment on arrests.

The flight left New York around 7 a.m. and was in the air for 3? hours before landing in Texas. The passengers boarded another plane for Las Vegas several hours later. That plane arrived in Las Vegas about two hours later.

John Cox, an aviation safety consultant and former airline pilot, said incidents in which pilots become mentally incapacitated during a flight are "pretty rare." He said he could only recall two or three other examples in the more than 40 years he has been following commercial aviation.

Airlines and the FAA strongly encourage pilots to assert themselves if they think safety is being jeopardized, even if it means contradicting a captain's orders, Cox said. Aviation safety experts have studied several cases where first officers deferred to more experienced captains with tragic results.

Unruly pilots and crew have disrupted flights in the past.

Earlier this month, an American Airlines flight attendant took over the public-address system on a flight bound for Chicago and spoke for 15 minutes about Sept. 11 and the safety of their plane, saying, "I'm not responsible for this plane crashing," according to several passengers.

Passengers wrestled the flight attendant into a seat while the plane was grounded at Dallas-Fort Worth International Airport; the flight attendant was hospitalized.

In 2008, an Air Canada co-pilot was forcibly removed from a Toronto-to-London flight, restrained and sedated after having a mental breakdown on a flight.

The FAA is likely to review the unidentified captain's medical certificate ? essentially a seal of approval that the pilot is healthy. All pilots working for scheduled airlines must have a first-class medical certificate. The certificates must be renewed every six months to a year, depending on the pilot's age. To receive the certificate, the pilot must receive a physical examination by an FAA-designated medical examiner that includes questions about pilot's psychological condition. Pilots are required to disclose all physical and psychological conditions and medications.

Restivo said he thought it was clear that the pilot had suffered a medical episode.

"I don't think when he got up this morning that that's what he was intending to do," he said. "Unfortunately, I just think it happened to him."

Religion, politics, personal discovery draw Cuban-Americans to island for pope's visit

MIAMI - Natalia Martinez speaks with a clinical distance when discussing her family's decision to leave Cuba two decades ago. But the graduate student's cool demeanour falls away when she speaks of returning to her homeland for the first time this week during Pope Benedict XVI's historic visit.

"I am excited. I am nervous, and I'm anticipating confusion," Martinez, 25, said with an anxious laugh.

She could be speaking for many of the more than 300 Cuban-Americans who will form a delegation to Cuba led by Miami's Roman Catholic Archbishop Thomas Wenski. Some of those making the pilgrimage Monday fled the island half a century ago. Some grew up with only the stories their exile parents told them of the island 90 miles (145 kilometres) across the Florida Straits.

What unites these pilgrims is the attachment they feel to the country their families left years ago, even those who have long opposed Fidel and Raul Castro and the communist government they ushered in 53 years ago.

Travel to Cuba is always controversial among Cuban-Americans and the half-century-old U.S. embargo of the island severely limits travel there. In the 1970s, those who visited were often blacklisted in South Florida and a few faced violence upon return. These days, newer Cuban immigrants often visit relatives on the island. But the issue is still a requisite topic for politicians campaigning in Florida.

That controversy has only been magnified in the run up to the pope's visit.

At least half a dozen older exiles who are returning for the first time to the island declined to be interviewed by The Associated Press because of concerns about the reaction their words might cause in Miami or in Havana.

Many exiles who fled during the early days of the revolution see little reason to return. Cubans are the only group of immigrants who are almost always granted what amounts to political asylum when they reach U.S. soil. Older exiles say travel to the island cheapens legitimate claims for asylum, and they complain that delegations such as Wenski's prop up the Cuban government, which has a stake in all the country's hotels and tourism services.

Those travelling to Cuba argue more interaction can only help open up the island. Businessman Carlos Saladrigas, 61, is among this group. But it took him years to reach that conclusion.

Saladrigas came to Miami at the age of 12 on the so-called Pedro Pan flights the Roman Catholic Church organized in the early 1960s to bring Cuban children to the U.S. His parents reunited with him a year later. An outspoken critic of the Castro government, Saladrigas helped lead a successful effort to stop a similar archdiocese pilgrimage from going to Cuba during Pope John Paul II's 1998 trip there. That visit was the first by a pope since the Cuban Revolution.

Saladrigas says that experience was a turning point.

"I saw for the Cuban people how it became a great image for change and hope," he said. "And it quickly dawned on me that an isolated Cuba is the most counterproductive thing we can do."

Saladrigas is now co-chairman of the business-led Cuba Study Group. The non-profit advocates for political and economic change on the island but also encourages more exchanges. He returned for the first time last year as part of his work with the Catholic charitable order known as the Knights of Malta.

"But I think this will feel different. I think this is going to be a historic moment," he said.

He is passionate about celebrating not only the pope's visit but also the 400th anniversary of the appearance of the Virgin of Charity of Cobre, Cuba's patron. The statue is housed in a church in an old copper mining town on the southeastern coast of Cuba, where Benedict will pray.

"More than a religious symbol, she is a patriotic symbol that brings Cubans together like nothing else can," he said.

John De Leon, president of the Greater Miami chapter of the American Civil Liberties Union, says the historic and religious significance of the pope's trip moved him to go too.

"I am totally in solidarity with Catholics here and Catholics on the island, so I think anything that can foster that solidarity on both sides of the ocean is important," he added.

De Leon grew up in Miami and travelled for the first time to Cuba in 1993 as part of an academic mission, prompting his staunchly anti-Castro exile parents not to speak to him for months. He has returned on several occasions since then, but the last time was nearly a decade ago.

"There was a certain excitement when I went the first time" he said, "but then that sort of faded during the Bush years. There was a clamping down on any meaningful exchange."

President George W. Bush limited cultural and academic trips and prohibited Cuban-Americans from visiting the island more than once every three years. The Obama administration has since relaxed those limitations.

Now De Leon said he is interested in seeing the effects of recent economic changes instituted by Cuban President Raul Castro, who took over from his ailing brother in 2006.

De Leon said his decision to go was unaffected by the Cuban government's crackdown on dissidents in advance of the pope's arrival. Cuban officials recently removed 13 people from a local church at the behest of Havana Cardinal Jaime Ortega. The group had demanded the pope air a list of their grievances during his trip. Meanwhile, dozens of activists who march weekly in Havana following Sunday masses were detained last weekend and told there would be no more public protests ahead of or during the pope's visit.

"Obviously it's of concern when there is oppression anywhere of individuals' civil rights," he said. But De Leon said he was not surprised about the stepped-up tensions.

"I think that's what dissidents should be doing, highlighting the problems and their cause, and the best time to do that is when the international spotlight is on the island. And I believe the pope's visit is bringing some kind of hope and expectation," he said.

For Martinez, the visit is less about religion and history than it is about rediscovering her own story.

Her family left when she was 6, while her father was working in Mexico. And her memories from the island are mere snapshots: growing a lima bean shoot in elementary school, her grandmother sneaking a cigarette on the patio of her parents' home, the difficulty some days of finding eggs at the store.

For years she followed her physicist father's creed of always looking forward, never back. But she has long felt something was missing and yearns for a glimpse of her childhood home.

She will be travelling with friends from the non-profit Roots of Hope, which seeks to connect Cuban youth in the U.S. with those on the island.

"I have wanted to go for a while," she said. "I think I was waiting for the right time and the right group of people."

Larry Magid: How to Control Facebook App Privacy (VIDEO)

Facebook is more than a social network. It's also a platform that allows independent developers to create applications, or "apps" that greatly expand what the service can offer. Games, including social games like Words with Friends, are very popular, but there are also education apps, photo sharing apps, apps to share interesting reading material, music apps and much more.

To operate properly, many of these apps need information from your profile and some need (or at least want) the ability to post on your behalf. That's not necessarily a bad thing because, by accessing or sharing information, these apps can enhance your social experience. But, it's important to understand and exercise control over what information apps can use and how using apps can impact your experience on Facebook. Fortunately Facebook does give users a lot of control, and has ways to limit what apps can do, and ways to remove apps you don't like or no longer find useful. And, parents, please heed the advice of my ConnectSafely.org co-director Anne Collier by not only advising kids on how to control their own apps, but serving as a role model by showing them you're doing it too.

What apps can do

What an app can do and what information it needs depends on the app's purpose. If it's an app that sends out birthday greetings to your friends, for example, it makes sense for it to know who your friends are and their birthdates and, of course to be able to send out a greeting. Other apps have different functions and different default permissions, which can include, among other things, access to your basic information, the ability to post to your timeline and newsfeed on your behalf, your location, and access to information people share with you.

Controlling apps permission

As you install an app you can control what information it can access and what it can do, but you can also edit that information (i.e., take away permissions) at any time as follows:

  • Click on the down arrow in the upper right corner of any page
  • Select Privacy Settings
  • Scroll down to Apps and Websites and click Edit Settings
  • That will display your most recently used apps but not necessarily all your apps

  • To see and edit all your apps, click Edit Settings in the gray box to the right of where it says how many apps you're using.
  • Find the app you want to control and click Edit (to the right).

For example, this app from SoundCloud has permission to post on my behalf to my timeline, newsfeed or ticker, but I can take away that permission by clicking on the X to the right of any permission I wish to remove. It's also possible to limit who can see the posts it makes on my behalf by clicking on the current setting (Friends, in this illustration) and changing it. Denmark Unveils Strong New Renewable Energy, Climate Targets for 2020

Denmark, already a world leader in renewable energy, climate policy, and cleantech innovation, has just unveiled a new energy plan, covering the next eight years. While perhaps not the most ambitious in the world, it certainly is very near the top.

Some of the highlights:

By 2020, 35% of all energy in the nation coming from renewable sources, half of which will be from wind power.

By 2020, Carbon emissions 34% lower than 1990 levels?which is in the range required, should all nations follow a similar path (they aren't...), to keep global temperature rise below 2?C.

By 2020, the average Danish household will be paying $231 more in energy costs, per year. That's just $4.81 a week, for those without a calculator handy?as in, not much at all. Corporations will pay $35 more per employee for energy costs.

By 2020, a 600 MW, and a 400 MW offshore wind farm will be built. A further 500 MW of smaller projects is also expected to be built. Zoning for an additional 1.8 GW of offshore wind power will also be in place.

By 2016, $18 million has be allocated for renewable energy research; $4.5 million will be dedicated to wave power research.

By 2016, no existing building will be allowed to install oil heating, where district heating or natural gas is available. By 2013, no new building will be allowed to install oil or gas heat at all. Prior to these bans, in 2012-2015, $7.5 million worth of grants will be made available to replace oil and natural gas heating systems with renewable energy alternatives.

Alleged Exynos 5 specs leaked in slide show spyshot

Did the murmurings about a quad-core Galaxy S III this morning leave you feeling a bit... meh? We don't blame you. Sure, four cores and integrated LTE sounds great but (and this is a big "but"), Cortex-A9 is old hat. What we really want to hear about are those upcoming Cortex-A15 chips. Well, this should get your blood flowing -- a slide has leaked, allegedly loaded with detailed Exynos 5 specs. Looks like initial entrants will have a pair of A15 cores running at 2GHz, backed up by a quad-core Mali T-604 MP4 GPU. All of that will supposedly be built with Samsung's new 32nm High-K Metal Gate process. We've been unable to independently verify these details, but they are in line with what we've been led to expect. Still, until some Sammy PR comes down the pipeline we're taking everything with a grain of salt.

Apple TV (2012) gets torn down, confirmed to have 512MB of RAM, 8GB of storage

We already knew about most of the latest Apple TV's technical upgrades, but a few key specs have eluded us since its announcement. That's now changed, however, thanks to user aicjofs over at XBMC's forum, who ripped a fresh unit apart to find out exactly what's inside of its shell. Apart from its documented single-core A5 SoC, it's now confirmed that the 1080p-capable streamer features 512MB of Hynix-branded RAM (up from 256) along with an unchanged 8GB of storage, courtesy of Toshiba. Interestingly, there's no word on whether it's still packing Bluetooth 2.1 + EDR like the 2010 variant (Apple's website only lists 802.11a/b/g/n WiFi), but MacRumors notes that aicjofs has discovered what's possibly an additional WiFi antenna. Teen Mom Season 4 Will Be Final Season For Original Cast


It looks like Farrah Abraham, Amber Portwood, Catelynn Lowell and Maci Bookout will be calling it a career after the upcoming fourth season of Teen Mom.

MTV confirmed this in a statement Friday. If there's any confusion this means the fourth and final season for just the cast members mentioned above.

Teen Mom 2, featuring Jenelle Evans, Leah Messer, Chelsea Houska and Kailyn Lowry just aired its second season and may still receive a third on MTV.

Meanwhile, there will be a Teen Mom 3, with the cast selected from members of the all-new 16 & Pregnant cast ... everybody clear on all this now?

"Season 4 will be the final season of Teen Mom with Maci, Catelynn, Amber and Farrah," MTV tells Us. "They will continue to be a part of our MTV family."

"We're thankful to these brave young women for sharing their stories and helping to make a positive impact on teen pregnancy prevention."

There's no specific date set for Season Four's premiere.

Sad to see the original stars retire? Amber Portwood's police run-ins should keep her in the news, but will we ever hear from Maci, Farrah and Cate again?

Android gaming needs software more than ... - Android Community

You may have noticed our awesome giveaway that starts today: two ASUS Eee Pad Transformer Prime tablets, with an extra two chances to win courtesy of our sister site, SlashGear. The promotion is made possible by NVIDIA, and we thank them kindly. NVIDIA?s probably done more than any other single company (with the possible exception of Google itself) to advance gaming on Android. But here?s the thing: awesome hardware isn?t enough. As great as the Tegra 3 and other next-gen platforms are for gaming, the games themselves have to be the focus if Android is going to be a major contender in the mobile gaming space.

I don?t mean to knock Android game developers ? they do a great job and have a variety of awesome titles available. But here?s the thing: for the most part, consumers will buy an Android phone or tablet, then seek out games. That?s the opposite of what happens on iOS, where Angry Birds and Infinity Blade sell more phones and tablets than Siri does. Games make up a whopping 25% of app downloads in the Google Play Store, but Apple still has an undeniable advantage. This is an extremely general statement of course, but the gist is that people seek out games on iOS, while people settle for games on Android.

A perfect example is Mass Effect 3. BioWare?s epic conclusion to its trilogy is easily one of the biggest releases of the year, so naturally they prepared a mobile strategy to go along with it.?This?includes a paid mini-game and a companion app ? but only on iOS. On Android, we have to settle for a live wallpaper (NVIDIA?s influence again) despite the almost certain fact that more Mass Effect 3 players are carrying Android-powered phones than iPhones. A lot of this can be attributed to Android users? lack of enthusiasm for paid apps, but all the same, it?s a definite dis to players who want the full experience but have the ?wrong? mobile hardware. Publisher EA has developers for Android ? just today they released two new sports games in the Google Play Store. Where?s the love?

It?s not just major releases either. I can?t count how many times I?ve written about an exciting new Android game, only to look and see that it?s been available for months (or years!) on iOS. Two perfect examples are Sega?s Super Monkey Ball 2 and Temple Run, the latter of which has some Android users frothing with anticipation. It?s hard to blame developers for focusing on a platform that has more users who?ll pay the paltry price for a mobile game and has an easier way to account for all current hardware, but all the same, it?s a frustrating reality.

So what?s the solution? Simple: Google and Android OEMs and suppliers need to start courting iOS developers directly. It?s not enough to make awesome hardware and chipsets, because as long as the iPad still has?exclusives?(and quite a lot of them) it?s got the advantage. LG is already doing something like this, in courting Capcom with Street Fighter and Resident Evil exclusives, which have also already appeared on iOS. But re-releases and old games won?t do it. Companies dependant on Android need to stop taking the scraps and start getting exclusives.

Disturbingly, this attitude would be pretty similar to the console gaming world, where Sony, Microsoft and Nintendo fight tooth and nail to woo top developers for established game series. But if Android gaming is to reach the heights of its competitor, this is what needs to happen. This means that companies will be trying to get?exclusives?not just for Android, but for their phones, tablets and chipsets ? NVIDIA?s got an upgraded version of Sonic 4 Episode II just for Tegra 3 (a game that would probably be possible, if not optimal, on Qualcomm chipsets) and Samsung has exclusive levels of Angry Birds Space. It?s an ugly landscape for a dedicated gamer to wade through.

This being the case, Google is pretty much the only company with the pull to unite their efforts. While the big G has certainly encouraged Android gaming with dedicated sections of the Market and heavy (and presumably subsidized) discounts, they?re still taking?something?of a hands-off approach to the actual?development?process. So here?s an imperative, Google, NVIDIA et all: start paying for exclusive content. Not just the leftovers from iOS, but games that people will switch for. If by some miracle you could convince Double Fine Studios to release their new mobile adventure game on Android only, that?d be a good start.

Android has no end of hardware for gaming, not the least of which is controls and expansion that gamers crave. But what gamers crave most is the games themselves, and as long as iOS is the first (and all too often the only) stop for developers, Android will continue to be second best.
